U.S. Real Estate Market Outlook Midyear Review 2026

While CBRE’s original 2026 forecast for moderating GDP growth and greater commercial real estate investment activity has generally proven correct, they (nor anyone, for that matter) did not expect the geopolitical shock that would reshape the macroeconomy by midyear.

The 10-year Treasury yield, which was expected to fall below 4% by year-end, will now likely remain above 4%. Despite this, the U.S. economy has demonstrated considerable resilience. Supported by an AI investment boom, GDP growth is tracking at 2.1% for the year—on par with 2025.

Against this backdrop, commercial real estate has proven to be resilient. Investment activity remains on track for a 16% year-over-year increase to approximately $605 billion. Capitalization rates, which we originally expected to compress modestly, are now projected to hold largely stable for the remainder of the year.

Although incremental compression is expected in 2027, persistently higher benchmark rates will mean that income will be the primary driver of total returns.
