A One-Stop-Shop for Passive Investors In Real Estate Syndications

Today, we’re proud to present a comprehensive resource for passive investors, one that we think will dramatically decrease the hurdles blocking the path for people who want to invest passively in their first real estate syndication.

If you’ve ever considered investing passively in a real estate syndication, you’ve likely realized, through Google searches, podcasts, and bookstore browsing, that there’s a dearth of resources for people who want to become passive investors.

For those who want to invest actively in a single family rental or lead a multifamily syndication, there are courses and podcast episodes galore to keep you occupied for days on end, and plenty of mentors and coaches who will gladly take you under their wing (for a fee, of course).

However, when it comes to resources for passive investors, there’s really not much out there.

The Lack of Resources for Passive Investors

If you’ve successfully invested passively in a real estate syndication, you’ve likely had to work hard to piece together the information you needed in order to invest confidently in a deal. A podcast interview here, a blog post there, and maybe a few meetups and coffee dates strewn in.

Perhaps you tried active investing first, but then you realized that being a landlord wasn’t right for you. Slowly but surely, you hit the tipping point and finally felt like you had enough knowledge to invest in a real estate syndication confidence.


If this is you, high five.

You’ve made it much farther than most. Most would-be passive investors tend to enter the world of real estate investing full of enthusiasm and excitement, yet they fall off somewhere along this process.

To our knowledge, there’s no single place you can go to learn about why and how to invest in a real estate syndication, from the viewpoint of the passive investor.

Thus, many people get turned off somewhere along the way, because there’s not enough easily accessible information available for them to realize how great an opportunity real estate syndications are. It’s just too much work and too time-consuming, so they decide to invest their money somewhere else.

The real estate syndication resources that do exist are usually either too technical or too time-consuming for someone who just wants to become a passive investor.

In this post, I want to tell you what we’re doing about this at Goodegg Investments, via building a one-stop-shop for people who want to get started investing passively in real estate syndications.

The Process of Becoming a Passive Investor

Recently, a fellow investor who’s looking to learn more about investing passively in real estate syndications posted this on BiggerPockets:

“There seems to be a wealth of information and podcasts on people who start and manage syndications but are there any resources on the flip side – the investors who invest in syndications? What to look for? Success stories? Comparisons etc?”


We hear similar sentiments and frustrations all the time from our investors.

When I started out looking into syndications, I found the exact same thing. There was no single place I could go to get all the resources I needed to invest confidently as a passive investor.

There seemed to be an inner circle of people who were leading and investing in these syndications, yet there was no clear-cut path for an outsider to break in. It took me several occasions of hearing people talk about syndications to even understand what they were (i.e., group investments), since people rarely bothered to break down the definition.

Once I understood the bare essentials, I was skeptical at first. Why would I want to invest with a group when I could just invest on my own? It took me several months of digging to find the answers to all my questions, including questions I didn’t even know to ask at the beginning.

I found some valuable information on podcasts, some via BiggerPockets conversations, some through local meetups and conferences, and some through talking with specific sponsors and looking at the deals they had done.

So Why Isn’t There a Single, Comprehensive Resource for Passive Investors?

To this day, I haven’t been able to find a single, comprehensive source of all the information you need to invest passively in a real estate syndication. There are plenty of podcasts and blog posts that touch on syndications, but they skim the surface, they’re scattered in various places, and it can be hard to discern which sources to trust.

On the flip side, for those who want to go all-in and lead a syndication, there are programs and gurus left and right that will teach you the process.

If you think about it, this makes sense. People who want to learn how to lead a syndication are often motivated by things like a dead-end job, so they’re more likely to shell out the big bucks for a program to help pave the path forward. Hence, there are more resources out there for that audience.

Passive investors, on the other hand, then to have a range of motivations for finding investment opportunities, and rarely are they urgent. Many would-be passive investors are happy with their jobs but want to build some passive income, or just find a way to have their money work harder for them than it does in a savings account.

Many passive investors don’t have a burning fire under them that they urgently need to put out, and some may not yet grasp the power of passive income or investing in real estate.

This is why I think it’s especially important for there to be a one-stop-shop for this audience, to remove the hurdles as much as possible and to help them see the potential opportunities ahead of them.
